By Gary Wilson This is our favorite topic. Why? Because infiltration is so incredibly misunderstood. When we say misunderstood, please don’t misunderstand; we acknowledge that the term blower door is not a main stream word for the average home owner. What’s so amazingly misunderstood is that there are many heating experts, news paper column writers, and energy experts that have completely missed the boat. A blower door is a mechanical piece of equipment that temporarily occupies an outside door of your home. It takes about 5 minutes to set up the equipment. Once the house is prepared (takes a few minutes usually), the fan is turned on and the operator will ramp up the speed until we reach a certain level of negative pressure in the home, usually 25 to 50 pascals. Lets begin with some fundamental information that doesn’t take a lot of building knowledge to understand. Our Hampshire County homes and businesses lose heat in the winter months because of heat loss. Just like you need a coat in cold weather (your body loses heat faster when its really cold out), the same holds true for buildings. Simply stated: the colder it is outdoors, the faster your house will lose heat. There are several basic elements to heat loss: the exposed surface area of the walls, ceilings and floors (and the associated R-value), the glass (you may see the term glazing on manual J programs), and the infiltration (you may see the term air change per hour). Infiltration directly relates to how leaky or tight the home is. The calculation is dependant on the total volume of the home (high or vaulted ceilings?). There is also ventilation to consider, but that’s a different subject. So, now that we have some basics down, why all the fuss? Where is 95% of the world going wrong when it comes to how leaky your home is? It has to do with the idea that, in general terms, not all of the leaks are coming from doors and windows. Its also coming from the basement and the attic as well. Yet, everything we read instructs us to seal up the leaky windows and doors. There is a big problem with that teaching. The average house will breathe on its own. Its a law of physics. Otherwise, wed be living in submarines. Now, if we go buy a dozen tubes of caulk and spend the weekend squirting silicone into all the gaps at the window framing, did we slow down the infiltration? You bet! Is our house tighter? Sure is! Is it healthier? Probably not! Is it safer? Probably not! In our example, we just plugged up the good air entering our homes. Now granted, some houses are so leaky they could stand the example were laying out here, and perhaps still be much too leaky. That’s not the idea here (to cover every possible scenario), nor does (hopefully) anyone reading this expect that. We have to get technical here for a moment. The fact is, when we slow down the infiltration at the windows and doors, we hasten the infiltration at other areas of the house. Unless you’re familiar with all the methods that trades people utilize to build your house, you may not realize how many breaches there are between your living space and the air in the basement and attic, and other unsuspecting areas like knee-walls and bonus room challenges. What were spelling out here is that while you may have just cut your energy bill down some, the overall comfort and health may have went backwards. Breathing outdoor air is good; breathing attic and basement air is not. Remember when Katrina had caused damage to the dykes in New Orleans? The workers frantically tried plugging holes, yet when they repaired one breach the added velocity of the flood water created even more abusive destruction at other areas of the dyke. It was a fight against Mother Nature. The same is true for our homes. When we plug up the good air, its possible (or likely, too many factors for us to choose a word here) that bad air will take its place. Home energy experts (the real ones that is) are very familiar with atmospheric combustion appliances (your heating and hot water for example), and the negative impact tightening up a home will have on these appliances. The areas where these appliances reside (usually basement in our part of the world) is referred to as the CAZ, or the Combustion Air Zone. If we mess around with the CAZs ability to get the needed air to the appliances, we now have a problem on our hands. It may go unnoticed, or it may be so noticeable all your neighbors will get the hint when they see big red trucks zooming down the street to your house with sirens on. The blower door will give us much needed information as to exactly how much air in entering the home. It will tell us if the home is too leaky, too tight, or just right. Just because you have a newer home, don’t be fooled into thinking your home is tight. We have tested many newer homes and walked out with dismal infiltration reports. It is important that you become extremely aware of your surroundings and keep close eyes upon your surroundings. Make sure, if the ATM ever keeps your card that, you immediately report the instance to the bank or Credit Card Company. Additionally, you should ensure that each credit card statement you receive, you carefully examine it for anything that should not be on there. By Don Goodman Having a great resume is the first critical step in a successful job search. Unfortunately, most people dont know the best ways to get that resume noticed. In todays job market, where you are competing with hundreds of other resumes, knowing the right way to distribute your resume can make all the difference. First of all you need to get organized and stay organized. When you get that call from the 200 resumes you sent out, you need to make sure you are ready to show that you know all about the company thats calling. So keep a log detailing the name of the company, the position advertised and the dates you contacted them along with any notes. (Readers may request a free log by e-mailing success@gotthejob.com). Next post your resume on the job boards. Note that the job boards are not the most effective way to get a job with most of them having an effectiveness rate of less than 3%. Nonetheless, they should be a part of your strategy. Put your resume on the large job boards and be sure to find the job boards that are specific to your profession as many employers are skipping the expensive giants and focusing their search. To post your resume, youll need an electronic (or ASCII) version of your resume. You can do this by opening your resume in MS Word, hitting File-Save As and choosing Text Only. Dont forget to look at trade publications as less people respond to those ads meaning youre up against less competition. As much as possible, try to find the name of the hiring manager and address your correspondence directly to them. Now revise your cover letter to fit the ad. Remember that an employer will look at your cover letter for 3-7 seconds, so keep it brief and easy to read using white space and bullets. Do not try to repeat what is already in your resume. Instead, tell them how you meet the criteria they mentioned in their advertisement. Then proofread the cover letter as any mistakes will eliminate you. Print your resume and cover letter on matching stationery, either a white or buff colored 24 lb. paper. Stay away from the fancy colors. If you have the extra money, a 100% cotton watermarked paper is impressive, but not really necessary. Look at the copies to make sure they are neatly printed. Buy matching 9 x 12 envelopes as they will stand out more and your good-looking resume wont have to be folded. If you can print labels, buy the clear kind as they look almost as if they were typed on the envelope. Next, we will make sure that you are noticed because we will be e-mailing and sending your resume and following up with a phone call. Yes, this is aggressive and if you do it correctly, you will definitely be noticed. Follow the instructions in the ad first, so if they say e-mail the resume then do that first. Otherwise send the paper copies first and send the e-mail 2 days later, mentioning that the e-mail is a follow-up to your mailed resume. Remember to mark in your Job Search Log the date you e-mailed/mailed them. Finally, prepare to call the employer no later than 3 days after your resume has arrived. This is critical as most people dont do this. Most importantly, develop a phone script to use. If you just say, Im calling to see if you got my resume, then youve blown it. Instead show that you know something about the company and state that youd really like to know more about the job. Then ask one or two great questions that demonstrate your knowledge and insights. For example, if you are going for a sales position, ask, I know your company is growing, is this position for a new territory or an existing one? If they say its a new territory, casually mention how you opened a new territory before and delivered 120% of sales targets. As much as possible try to build a rapport with the person youre speaking with, as employers hire people they like. Key tip: watch your energy level and intonation as they are the most important factors that define how you will come across. Be friendly, professional and conversational. End by asking if you may call them again next week to see how the selection process is progressing. Remember that most people dont follow these steps and if you do, your resume will rise to the top of the stack! At one time or another, every business, even successful ones, have experienced poor cash flow. Cash flow does not have to be a problem any more. Do not be fooled — banks are not the only places you can get funding. Other solutions are available and you do not have to borrow. What is Factoring? One solution is called factoring. Factoring is the process of selling accounts receivable to an investor rather than waiting to collect the money from the customer. Oh, the Irony Factoring has an ironic distinction: It is the financial backbone of many of America’s most successful businesses. Why is this ironic? Because factoring is not taught in business colleges, is seldom mentioned in business plans and is relatively unknown to the majority of American business people. Yet it is a financial process that frees up billions of dollars every year, enabling thousands of businesses to grow and prosper. Factoring has been around for thousands of years. Factors are investors who pay cash for the right to receive the future payments on your invoices. An unpaid receivable or invoice has value. It is a debt your customer has agreed to pay in the near future. Factoring Principals Although factoring deals exclusively with business-to-business transactions, a large percentage of the retail business uses a factoring principal. MasterCard, Visa, and American Express all use a form of factoring in their retail transactions. Using the purest definition of the word, these large consumer finance companies are really just large factors of consumer paper. Think about it: You make a purchase at Sears and charge it to your MasterCard. The store gets paid almost immediately, even though you do not make payment until you are ready. For this service, the credit card company charges Sears a fee (typical fees range from two to four percent of the sale). The Benefits Factoring can offer many benefits to cash-hungry companies. Rather than wait 30, 60, 90 days or longer for payment on a product or service that has already been delivered, a business can factor (sell) its receivables for cash at a small discount off the amount of the invoice. Payroll, marketing efforts, and working capital are just a few of the business needs that can be met with this instant cash. Factoring provides the means for a manufacturer to replenish inventory and make more products to sell: There is no longer a need to wait for earlier sales to be paid. Factoring is not just a cash management tool for manufacturers: Almost any type of business can benefit from factoring. Generally, a business that extends credit will have 10 to 20 percent of its annual sales tied up in accounts receivable at any given time. Think for a moment about how much money is tied up in 60 days’ worth of invoices: You cannot pay the power bill or this week’s payroll with a customer’s invoice, but you can sell that invoice for the cash to meet those obligations. Factoring is a fast and easy process. The factor buys the invoice at a discount, usually a few percentage points less than the face value of the invoice. The Drawbacks People consider the discount a small cost of doing business. A four-percent discount for a 30-day invoice is common. Compared with the problem of not having cash when you need it to operate, the four-percent discount is negligible. Look at the factor’s discount as though your business had offered the customer a discount for paying cash. It works out the same. Companies consider the discount the same way they treat a sales price: It is simply the cost of generating cash flow, much like discounting merchandise is the cost of generating sales. Factoring is a cash flow tool used by a variety of businesses, not just those who are small or struggling. Many companies factor to reduce the overhead of their own accounting department. Others use factoring to generate cash, which can be used to expand marketing efforts and increase production. Why Factoring Appeals to the Start-Up Factoring is especially appealing to young and rapidly growing companies. Since the process shortens their business cycle, these businesses can grow faster. The ability to make more products to sell while waiting for invoices to be paid is largely eliminated. Such businesses usually net much more profit with factoring than without, even when the discount is considered. Factoring vs. Bank Loans So, why not simply go over to the friendly banker for a loan to alleviate cash flow problems? A loan can be difficult if not impossible to receive, especially for a young, high-growth operation, because bankers are not expected to decrease lending restrictions soon. The relationships between businesses and their bankers are not as strong or as dependable as they used to be. The impact of a loan is much different than that of the factoring process on a business. A loan places a debt on your business balance sheet, which costs you interest. By contrast, factoring puts money in the bank without the creation of any obligation. Frequently, the factoring discount will be less than the current loan interest rate. Loans are largely dependent on the borrower’s financial soundness, whereas factoring is more interested in the soundness of the client’s customers and not the client’s business itself. This is a real plus for new businesses without established track records. There are many situations where factoring can help a business meet its cash flow needs. It provides a continuing source of operating capital without incurring debt, which can result in growth opportunities that dramatically increase the bottom line.
