Recipes — Healthy Snacks

Monday, December 31st, 2007

By Vicki Churchill In today’s hectic life style it probably feels like there is no time for healthy eating, or you simply can not find recipes that are both healthy and quick to make. As a result it is tempting to reach for the quick and easy snacks such as potato chips or candy. Do you ever run out of healthy recipes for snacks, or find them to time consuming? Snacking is a major part of our lives, especially when it comes to kids. This article looks at why healthy snacks are important for all the family and will provide you with some straightforward and interesting recipes. Foods with natural colours are on the whole good for you, like red apples, yellow bananas or orange carrots. Possibly the most important thing to remember is variety, a balanced diet will keep you healthy and fit as well as feeling good. First of all I am going to give you some snacking tips. Always make your snacks interesting A rice cake is better than a packet of potato chips but is probably considered boring, so why not spread peanut butter and raisins on the top, or find some quick recipes for a salsa. Prepare snacks in advance When you have some time chop up carrots, celery sticks, cucumber portions and other vegetables, place them in a sealed container in the fridge so as soon as you feel like snacking you can reach for the healthier option Keep snacks with you To save yourself getting caught out needing a snack when you are out keep snacks with you in your bag. Again the easiest and quickest are fruit and vegetables. Swap food When shopping always think of a healthier alternative to what you pick up. Instead of potato chips go for low fat crackers or rice cakes. If you want biscuits chose one that contains fruit alternatively make your own (see recipes to follow) Buying packed or ready made food and snacks usually means it will be less healthy than making your own. I will now provide a few easy recipes to make that are both tasty and good for you OAT BISCUITS Melt in Microwave - 1 dessert spoon golden syrup1 dessert spoon cold water4oz margarine Stir in 1 teaspoon bicarbonate of soda(It will become frothy)Now add - 1 cup oats1cup SR flour 3/4 cup sugar Mix together dried and melted ingredients.Roll into balls the size of a teaspoon.Put onto a greased tray and squash balls. Cook 125 degrees 10 - 15 minutes, until light golden brown. QUICK SMOOTHY RECIPE You will need 2 x bananas 1 tablespoon of honey 2 cups of milk 1 x tablespoon of yoghurt Method Peel the bananas, break them up into pieces and place them in a large bowl Take a fork and mash the banana so that it changes from lumpy to soft squidgy and creamy. Add the honey and yoghurt, mix well with a fork until it’s all creamy Place the milk into the bowl and whisk the mixture with your fork until everything is mixed and pour into glasses. MUSTARD AND LEMON CHICKEN 4 skinless chicken breasts halved 1.5 tablespoons of Dijon mustard 2 teaspoons of margarine 2 tablespoons of lemon juice teaspoon of tarragon Method Preheat oven to 375 degrees. Place chicken in a shallow oven proof dish In a saucepan, melt the margarine, add the mustard, lemon juice, and tarragon. Stir well and pour over chicken. Bake in the oven for 30-45 minutes or until cooked There are simply heaps of quick, easy, fun and surprisingly nutritious recipes for all the family to enjoy. Mortgage Marketing: Take Aim on Your Marketing Efforts

Sunday, December 30th, 2007

By Jeffrey Nelson Are you looking for the secret to successfully marketing your business as a loan officer? It can be summed up in one word - relationships. Okay, maybe this sounds like an old saw - create relationships with real estate agents and watch business come to you. So what’s the problem? Well, the probelm is that you may have contact or an acquaintance with agents, not a real relationship; and the reason you don’t have a relationship is that you are focusing your efforts on too many agents - not targeting your efforts to the ones that are the best fit for you business. So Many Real Estate Agents, So Little Time Regardless of what state or city you live in, there are tens of thousands of real estate agents competing for business. To a loan officer, this may sound like a great ratio for business, but as you know, not all agents are created equally. If you take the total number of property sales in your area and divided it by the number or real estate agents, it would appear that most agents sell about three properties a year. Could that possibly be true? If it were, there would be a lot of starving real estate agents. Obviously it’s not an accurate average. Some productive agents will close on hundreds of properties, while others will be lucky to sell just one. Establish a Profile Of course, you don’t want to focus efforts on those agents that are likely to sell just a handful of homes during the year. You want to focus your efforts on agents that meet your criteria in a number of ways - you want to focus your marketing efforts on real estate agents that meet your demographic. Years in Business - How long an agent has been in business is important. A new agent may be highly motivated to work with you, but they may not have much experience marketing, they may not have much referral business, etc. Marketing Budget - How much money annually will the agent spend on their marketing efforts? If they can’t afford to market their business, they may not have enough volume to make it worth your effort. Sales Volume - What is the average monthly sales volume of the agent? You want to focus on someone who has a strong and growing client base. Type of Buyer -Some agents work with specific buyers - first time buyers, retirees, investment buyers, etc. Employment Type - Does the agent work full-time or part-time? Realtor Type - Is the agent a listing agent, buyer agent, or both? Values - One of the most overlooked components of a relationship is finding someone who shares your values, especially as it relates to your business. The more information you have about your target, the better you are able to focus your efforts. Instead of taking a “shotgun” approach to your marketing, you can take aim and focus on the people that will make the most difference to your business. Work Your Profile After you have a better idea of your target agent, you still need to find ways to market your efforts to the target audience. One great tool for getting a list of prospects is working through title representatives. Just as in the same way that agents get a farm kit listing from title reps, you can get a list of agents that meet your demographic. You may have to take the time to explain what you are looking for a few times, but eventually you’ll get the information that helps you focus your efforts on the best prospects. You can also contact real estate offices in your area. Keep your eye on real estate magazines and guides. Contact agents that meet your criteria and get their email or web address. Make sure that whatever method of prospecting you use that you capture email addresses for those prospects. Sending emails is a great way to prospect quickly and cost effectively. Your time is precious - when you use your time to focus on your ideal target market, your marketing efforts will pay off in business success - both for you and the real estate agent. Flight Attendant Hiring Outlook

Sunday, December 30th, 2007

By Matthew Keegan The hiring outlook for flight attendants has brightened considerably over the past few months. Led by United Airlines recent announcement that they would immediately begin to hire up to 2000 new flight attendants, this news has sparked the most attention. If you are interested in becoming a flight attendant, the market is the best it has been in five years. Lets take a look at who is hiring or who can be expected to hire over the next year. Legacy Carriers Beaten up by high employee costs, surging fuel prices, competition from low priced carriers, and overall inefficiency, two legacy carriers [defined as those air carriers who have helped shape the US airline industry] are turning the corner and are hiring flight attendants. United Airlines and Continental Airlines are hiring for various bases within the US. Discount Carriers Southwest, AirTran, Mesa, and Alaska Airlines are all hiring right now. In fact, across the board hiring is taking place at virtually all discounters right now as they seek to strengthen their footing in the marketplace. Regional Carriers Chautauqua, Comair, Champion Air, and Air Wisconsin are all hiring. Like the discount carriers, most regional carriers are awash in cash and are expanding their routes. More routes means additional employees needed to fill the increased capacity. Charter Carriers Air Miami and several other airlines that fly unscheduled flights are hiring. Start Up Carriers The two newest air carriers, EOS Airlines and Maxjet Airways, have recently hired flight attendants and are expected to hire again. So, if winging your way to Peoria or Paris is the kind of lifestyle you want to lead, then working as a flight attendant is certainly one of the ways to do just that. Air carriers are hiring and the pickings are good for the right candidates. Contact your desired airline directly for up to date hiring information and open houses. Explanation As To What Body Fat Percentage Is

Saturday, December 29th, 2007

By Dr. Kang-pang Chan In simple terms body fat percentage is the percentage of fat contained within your body. So if you are 150lbs and you have 10% of fat this means that your body consists of 15lbs of fat. The other 135lbs is your lean body mass which is made from bone, muscle, organ tissue, blood and everything else in the human body. What is important to remember is that a certain amount of fat is essential for the body to function correctly. It helps to regulate the bodies temperature, cushions and insulates our organs and tissues as well as being the main form of the body’s energy storage. The body fat percentage is an estimate of a fraction of the total body mass that is adipose (insulating) tissue as opposed to lean body mass (or may be referred to as fat free mass). This index helps to monitor a person’s progress during a diet or as a measurement of physical fitness in relation to certain sports (i.e., body building). This is also a more accurate way to measure a person’s excess body weight rather than body mass index (BMI) as it differentiates between the weight of muscle mass and that of fat mass. Whilst using the BMI method lumps all of these masses into one figure. But there are specific skills which are required in order to perform the measurement correctly. But even those who are skillful enough will find factors which will contribute to a significant margin of error where there measurements are concerned. But what does total body fat percentage consist of? It consists of essential fat and storage fat. Essential fat is the amount that is necessary for the body for the maintenance of life and reproductive functions. This percentage of fat is greater in women than it is in men because of the demands putting on their bodies due to child bearing and other hormonal functions. The essential fat in a man should be between 2-5% whilst in a woman it should be between 10-13%. Where as storage fat is an accumulation of fat in the adipose tissue which helps to protect the internal organs in a person’s chest and abdomen. Again women will have slightly more of this then men. In order to calculate a person’s body fat percentage the following measurements should be taken. It is important that you try to be as accurate as possible usually allow a margin of error of between 0.25″(0.5cm). 1. Abdomen - This is for men only - Measure around the abdomen horizontally that is level with the navel (belly button). 2. Waist - This measurement only for the women - Again horizontally at the level of minimal abdominal width. 3. Hips - Again this measurement only to be used on women - Measure around the largest horizontal circumference of the hips. 4. Neck - Both men and women - Inferior to the larynx with the tape measure sloping slightly downwards towards the front. 5. Height - Again both men and women to be measured. Do not forget to take your shoes off before doing this measurement. So before deciding that you need to lose weight it is vital that you consider your body fat percentage. You may find that in fact you do not need to lose any weight all you need to do is tone up your muscles instead. Besides being a naturopathic physican, Dr. Kang-pang Chan is a personal trainer certified by the International Sports Sciences Association (ISSA). The Truth About Dating Advice

Friday, December 28th, 2007

By Jordi Shoman The wealth of articles available on the Internet tell you that there are millions of people looking for advice about dating. This is true of teenagers, those in their twenties and thirties and for those in their senior years. Everyone needs companionship, but not everyone knows how to go about getting it the right way. At first dating is just a way of getting to know one another and it may or may not lead to romance. For some people who have been married for years, getting back into the dating scene is just as traumatic as a teenager going on his/her first date. No matter what age one is, males and females have the same fears about dating mingled with a feeling of excitement. They are excited at the prospect of possibly meeting that special person, yet fearful they will be hurt in some way. Dating is different from what it once was, yet some facets of it remain the same. The first part of getting a date is doing the asking and being fearful of rejection. Then there is the ultimate question of where to go on the first date, how to act and how to dress. For divorced or widowed men and women with children, there is the question of dealing with the children when it comes to their reaction about a parent starting to date again. This depends on the circumstances and the age of the children, but most parents tread very carefully when telling their children about a date or introducing the date to the children. There is also the anxiety of how the date will react to the children and this has to play an important part in whether there will be a second or third date. However, the children cannot be the only guiding force in dating and you have to keep your own happiness in mind. Although you can get advice from many people about dating, the best advice is that which comes from within. You do have to use your own common sense about where, when and whom you date and how far you let it advance. How to Organize Your Hobby Tools

Thursday, December 27th, 2007

By Philip Nicosia Organization is always a problem among hobbyists. Where do you keep your tools? How do you display your collections and creations? Without proper storage space, the relaxing hobby has turned into a stressful, unmanageable mess. Of course, the most serious and dedicated hobbyists can have a room or closet custom-fitted to hold all their tools and equipment. Into woodwork? Racks can be installed to hang carpentry equipment, and drawers divided into small compartments can carry the small details such as screws and ornaments. Scrap bookers can buy cabinets especially designed to hold the odd-sized papers, embellishments, and stickers. Many of these cabinets are modular, so you can add items as you need them. (Given that a real scrap booker will never come home from a scrapbook store without new stock, you may need to add pretty frequently!) The same goes for those who are interested in cross stitching. In fact, there are stores that sell an entire system that includes a lamp and magnifying glass for those fine stitches. However, those who are just experimenting with hobbies (or are trying to stick to a tight budget or work in a small space) may not yet be willing to spend a lot of money on a full storage system. How, then, can you stay organized? The first step is to identify the tools you frequently use, the specialized tools you occasionally use, and supplies for next projects that you wont be touching for a few more weeks or months. Segregate them, then store in different boxes. Keep your favorite equipment by your regular work area, within easy reach. For example, do you like assembling your models in the kitchen area, where the light is good and you have a lot of space to work on? Then place your box in that room, where you can grab it when youre ready to play. The less frequently used items can be placed in another box, which youll open only when you need it, while the others can be hidden away in a closet. Always label a box. If you have many boxes, you can also label the contentsChristmas embellishments for example. You may need a big box to carry all your things, but dont pour everything in where it can get all tangled and jumbled up. For example, get a smaller box for your scrapbook eyelets and buttons, and a small bag for your small scissors and acid-free glue. Divide them according to your work process. Which tools will you use together? Which accessories will you end up comparing, matching, combining? Dont make too many complicated subcategories that youll have a hard time keeping track of where to put something back. You can also buy small Ziploc bags or clear boxes, so you can find what you need without actually having to open them. They should be the right size so that they dont bulge or pop open, and you can return things without any hassle. Its more tempting to throw everything back into a box if organizing takes too much time and effort. The key is to make the compartmentalization as easy and fast as possible. After all, the hobby is supposed to be relaxingso should packing up. Philip Nicosia is the webmaster of Resources.eu.com an online resource centre covering many topics including hobbies. Go Organic, but Beware!

Monday, December 24th, 2007

By Samantha Flower The key factor in healthy eating concerns the standard of the foods that we eat. Quality is fast becoming an overriding concern. Sadly we live in an age where food additives and processed meals are commonplace. The phenomenal increase in food sensitivities can be attributed in large part to the detrimental chemicals added to our foods. Buying organic ensures that we are consuming clean foods, untainted by added nasties. The success of the organic movement has highlighted the increasing demand for healthier produce. Unfortunately many food manufacturers have jumped on the organic bandwagon. Often people may think they are making the healthy choice in opting for certain foods simply because they are marketed as organic. However many of these foods can still contain appreciable amounts of unnecessary and detrimental additives, including sugar or salt. This is why it is always best to read food labels before making a purchase. The consumer also needs to watch out for organic foods of the refined variety. These are not whole foods. Whole foods are complete foods, which contain all the nutritional factors that make them beneficial, as designed by nature. These foods are the missing link in the average 21st Century diet. Lack of such food is the major contributing cause for our populations declining health. Brown rice is an example of a whole food. White rice is the refined version. Removal of the husk, bran and germ from the whole rice grain results in a food deficient in vital nutrients. Refined foods should be avoided as they are low in health giving properties and they promote nutritional deficiencies. Fresh vegetables and fruits should form the mainstay of any diet, along with a variety of whole grains. I emphasize vegetables over fruits because on the whole, vegetables are more beneficial in terms of nutrient content. Seeds, nuts and the various vegetable, seed and nut oils are also important additions to the diet. Many people are deficient in the vital fats contained in seeds and nuts as the average Western diet tends to be lacking in these foods. The same can be said of fish. The cold-water variety is extremely beneficial. Again, the average Westerner does not tend to consume much fish. If eaten, meat should be consumed in moderation. In the West, we tend to eat far too much animal protein. In excess, meat will contribute greatly to inflammatory conditions such as eczema and asthma. This can lead on to more severe conditions including arthritis, rheumatoid arthritis and multiple sclerosis. Meat quality is also a big issue. We live in an age where commercial animal foods are pumped full of toxic chemicals. As with other food additives, these will have an adverse effect on our health. When choosing meat, always go for the organic and/or free-range options. Legumes (beans and pulses) provide another healthy protein source. Basically, a healthy diet should include a wide variety of different, clean whole foods. Life in all its fullness is this Mother Nature obeyed.- Dr Weston A. Isometric Weight Loss, What Is It? How Does It Work?

Monday, December 24th, 2007

By Jean Lam Ok, so you had a lot of food during your holidays and now you are uncomfortable because you gained a few pounds, so what? Just attend your local gym for a few weeks and you will end up looking better than before! But wait, life does not always work like that does it? You probably have a job, maybe even two of them, and you have a family to take care of, or maybe you have to go to school; in any case, chances are that your duties are overwhelming; the fact is that over 70% of the population does not even have time to attend a gym. Now what? Well, I am here to tell you about a new weight loss technique, it is called isometric exercising. Isometric weight loss is based on a series of routines that may be followed anywhere: in your office while you work, sitting on your couch watching TV, at your bed before going to sleep, etcetera. With isometric weight loss you wont ever again have to visit a gym, and you wont be loosing any unnecessary energy in the process, because isometric weight loss focuses on the areas you actually need. If you have to work a lot, then isometric weight loss is just for you, just try contracting your abs repeatedly; at first you might feel strange, but after a few sessions, isometric weight loss will become a habit, and you will do it even unconsciously. And the best part is that you wont ever feel tired of doing it, you will get out of work as energized as always, even a little bit more, and instead of having to drive all the way to your gym, you can enjoy the rest of your day by doing those things that you love the most. Isometric weight loss is the answer for your prayers, and it is much more efficient than those exercise routines that they make you follow in the gym. If you are aiming to shed a few pounds out of your waistline, then isometric weight loss will work wonders for you, just keep in mind that every time you contract those stomach muscles, you are actually losing weight. Try the isometric weight loss routine for a week or two, you will notice amazing results after that short period of time, and you will be most pleased, I can guarantee that. Loan Officer Marketing: How to Build Magnetic Campaigns

Saturday, December 22nd, 2007

By Jeffrey Nelson Keeping your name visible by advertising consistently generates awareness. Getting quoted in the media creates publicity. Making guest appearances at real estate offices and at networking events builds confidence with prospects. And when you combine the different elements, you have the power of an integrated campaign that presents a consistent image for your prospects and clients. Its from integrated campaigns that generate magnetism, meaning the messages youre sending real estate agents help draw them toward your services. The structure of an integrated campaign relies on three components: communication channels, reach & frequency and most wanted response. Communication Channels A channel is the path used to transmit the message. Campaigns depend on various channels of communication to transfer information. An integrated campaign uses multiple channels simultaneously. Channels include electronic, direct communication, and media. As a rule, select channels and sub-channels that your targeted audience uses regularly. Presenting your message in a format that your target audience is already reading can increase the probability of your item being read. Electronic Channel In a multi-channel world, communication has become increasingly complex and technology based. For example, the electronic channel uses email, fax, telephone and web sites to transport messages from you to your targeted audience. Email provides a direct communication channel, rather than a broadcast channel. Fax transmission is a physical communication medium, and has a more official aspect than email. An agent-focused web site, if you place submission forms, online support, newsletters and visual impact on it, is a web-based communication channel. Direct Communication A channel that can only transmit a message to one person at a time is considered a direct communication channel. It permits interactivity, the opportunity for both you and the Agent to respond and react. In a personal communication channel, you and the prospect communicate directly with each other over the telephone or in person. Media Refers to the entire set of channels through which it is possible to transmit messages to some Agents or an entire group. The channel can take the form of broadcast, like TV and radio, print, such as newspapers, magazines and direct mail, display media includes billboards, signs and posters. Channel Mix As a guide, use these questions to determine which channels would be most appropriate for your integrated campaign. Ask yourself the following:Which channels will allow me to communicate to the greatest number of my targeted audience? Which channels can I afford? Which channels complement my personal brand and position? Which channels are likely to show a positive return on investment? Reach & Frequency Since many Agents you meet today arent ready to do business with you, an integrated campaign provides regular, scheduled contact to develop familiarity and trust. Reach and frequency keep your position fresh in your prospects mind so that they call you instinctively when they need your help. Reach is the number of Agents you expose to your campaign and frequency is the number of times you touch each Agent with it. When determining reach and frequency, follow these two questions: Reach How many targeted Agents must see, read, or hear my campaign during a specified time frame? Frequency - How often should they be exposed to the campaign during this period? Most Wanted Response Your most wanted response (MWR) is the same as a call-to-action. Its when an Agent, whos exposed to your campaign, is told within the context of a message to do something specific, such as, Call today, or Act now! In crafting your MWR ask the following: Does it clearly identify exactly what prospects are to do? Are they learning more about a problem? Watching a demo? Viewing a comparison chart? Let them know upfront what you want so they can determine if it’s something they want. Is the MWR action-oriented? You’d be surprised at the difference in response, in the electronic communication channel, between “Learn How” and “Learn Now.” Given the interactive nature of the medium, an active voice will boost your MWR. Can the prospect easily find your MWR? Make sure that its glaringly obvious and doesnt get lost in the design of your message. You wouldnt want a prospect becoming emotionally involved with a message and missing their instructions for further steps to take. The idea of your MWR is to broadcast a marketing message and encourage potential Agents to act on that message while it is still fresh in their mind. Shock and Awe Integrated campaigning is a systematic strategy that combines all aspects of your marketing and helps you to present a consistent image to your prospects. By establishing consistency using different communication channels, high reach and frequency, and a deliberate most wanted response, you can generate magnetism that delivers a steady line of Agents at your door seeking assistance.
